What local fees do I need to know about?
Washington DC charges its own taxes and fees when property is bought and sold in addition to property taxes, including:
- Deed Transfer Tax of 1.1% if Sales Price is under $399,999 and under, 1.45% if $400,000 and over; paid by the seller.
- Deed Recordation Tax of 1.1% if Sales Price is under $399,999 and under, 1.45% if $400,000 and over; paid by the buyer.
- Recording Fee of $156.50 for a mortgage and $31.50 for a deed, plus copies if needed; paid by the buyer.
First-time home buyers could be eligible for a reduced tax rate if they qualify for the Homestead Exemption and the household income fits within the guidelines. Check with your settlement agent to see if it applies to your situation.
Are title services regulated in Washington DC?
Yes, title agents must be licensed by the district Insurance Commissioner and be bonded and insured. Anyone who manages escrow funds for closings must also undergo regular audits. Your closing services will be handled by a qualified professional who complies with all laws and regulations.
